How much money will I actually get back?

The province pays back up to 35% of eligible construction costs, capped at $35,000. So a $100,000 build maxes out the grant; smaller projects get 35% of whatever they cost.

What’s the deadline?

Eligible construction costs must be incurred by March 31, 2027. Construction must be complete and your application received by December 31, 2027. Earlier is safer — inspections and approvals take time.

Does it have to be at the home I live in?

Yes. The SSI grant is for a qualifying secondary suite at your primary residence. Investment properties don’t qualify under this program.

What makes a basement suite “legal”?

A legal secondary suite meets the Saskatchewan building code: proper egress windows, fire separation between units, smoke and CO alarms, ventilation, separate utilities or sub-metering, and a code-compliant kitchen and bath. Without these, you can’t legally rent it as a separate unit — and you can’t claim the grant.

What’s the typical rent in Saskatchewan?

Most legal one-bedroom basement suites in Regina and Saskatoon rent for $1,200 to $1,800 a month, depending on neighborhood, condition, and whether utilities are included. $1,500 is a fair planning number for most homeowners.

Do I have to handle the paperwork myself?

How long does a basement legalization project take?

Most projects run 8–14 weeks of active construction, depending on scope and inspection scheduling. Add a couple of weeks on either side for design, permitting, and final SSI submission.
